LJJ designed and installed the electrical and mechanical installation on plot C of two, four-storey office buildings with a combined nett internal area of 108,210ft². The design offers maximum flexibility for future tenants with ample spare capacity provided in office area sub-distribution for small power and data installation to enable occupiers to satisfy their own Cat B fit out requirements along with a programmable fire alarm system and the capacity for future tenants to add detection, sounder devices and future CCTV systems.
The recessed modular LED luminaires to the open plan office areas are controlled by ceiling mounted presence detection and photocells providing energy saving. Approximately a quarter of the office luminaires are emergency fittings containing integral battery packs.
The VRF system for heating and cooling has eight condensers and one air handling unit on each roof. A total of 140no. fan coil units inside each building are supplied with fresh air via ventilation ductwork installed within ceiling void.
A syphonic drainage system designed by LJJ serves to drain the roof and plant area. Externally, LJJ are responsible for; distribution of mains cabling from remote HV sub-stations, underground gas pipework to each building and a site wide fire hydrant main.
Energy efficient LED area floodlights are installed on six metre high columns to illuminate the 411 parking spaces within the car park. To help achieve the development’s projected “Very Good” BREEAM score, a number of electric vehicle charging points are also being fitted into allocated parking spaces.
